I'm buying an Auburn fibro home — is asbestos likely to be present?

In Auburn homes built before 1990, asbestos is very likely to be present in some form — whether in fibro cladding, eaves, wet area linings, or floor underlays. A pre-purchase inspection gives you certainty and negotiating power. Only laboratory testing of a sample can confirm the presence of asbestos.

Parramatta is being redeveloped — what happens to asbestos in demolished buildings?

Under NSW WHS Regulations, any demolition of a structure that may contain asbestos requires an asbestos survey before work begins. Licensed removal must occur before demolition proceeds, and SafeWork NSW must be notified. We work with developers and builders across Parramatta on pre-demolition surveys and removal.

Can you test for mould as well as asbestos in my Merrylands property?

Yes — we offer combined asbestos and mould inspection services. Many older Cumberland homes have both issues, particularly in bathrooms, laundries, and subfloor spaces. A combined inspection is often more cost-effective.

What makes Cumberland different

Cumberland is home to some of Sydney's oldest established suburbs — and with that history comes one of the highest concentrations of asbestos-containing materials in Greater Sydney. Auburn, Granville, Merrylands, and Guildford were developed heavily in the 1940s–1970s, when asbestos-cement products were the dominant building material. If you own or are buying a pre-1990 property in Cumberland, the likelihood of asbestos being present is high — particularly in fibro cladding, eaves, wet areas, and floor underlays.

Auburn and Granville have very high rates of asbestos in fibro homes, garages, and commercial buildings due to the density of post-war construction. Merrylands and Guildford's housing boom of the 1950s–70s produced thousands of homes with asbestos-cement sheeting. Parramatta's ongoing urban renewal and apartment development regularly uncovers asbestos in older structures being demolished — requiring licensed removal and SafeWork NSW notification before demolition proceeds.
